Although we are obligated to give 30 days' notice, the transfer is typically completed within a week.
We recommend beginning the advertising process at least six weeks prior to the property’s availability date, whenever possible. This timeline allows ample opportunity to attract and screen potential tenants, reducing the likelihood of the property remaining vacant. By advertising early, landlords can ensure they find the most suitable tenants without feeling rushed or pressured to make quick decisions, which can lead to better outcomes in tenant selection.
Rent is collected from your tenants according to the terms outlined in the lease agreement. The collected rent is securely held by us, and we use these funds to pay any applicable invoices and management fees throughout the month. At the end of each month, we will provide you with a detailed statement that outlines all transactions and then transfer the remaining funds into your nominated bank account.
Before a tenant moves in, we perform a detailed entry condition report, which involves taking hundreds of photos and extensive notes, typically taking 3 to 6 hours- depending on the size of the property. We then conduct property inspections every 3 to 4 months to monitor its condition. When the tenant moves out, we complete an exit report by comparing it to the initial entry condition report to assess any damage and determine if any charges are warranted.
When a tenant reports a maintenance issue, we first communicate with you to obtain approval for the necessary repairs. Once we have your authorisation, we issue a work order to our trusted tradesperson, who will then directly coordinate with the tenant to arrange access to the property. After the repair is completed, the tradesperson submits the invoice to us. We process the payment on your behalf using the funds collected from the property’s rent, ensuring that the maintenance is handled efficiently and seamlessly.
